Thank you for your interest in leasing one of our properties!
In order for us to expedite your application, please make note of the following points:

- The application needs to be filled out as completely as possible. It MUST show your full name, social security number as well as both current and past residence addresses with zip codes. Please print and keep it legible.
- The application must be accompanied with a non-refundable application fee of $30.00 per applicant. The application must also be submitted with the appropriate earnest money deposit. Upon acceptance, the earnest money will be applied to the total move-in costs. The property cannot be taken off the market without the earnest money deposit. If your application is refused, earnest monies are totally refunded to you.
- Once your application is accepted we will prepare a lease agreement for your review and signature. It is important that the lease be signed and returned as quickly as possible so that all parties feel confident that the lease is a “Done Deal.”
- Prior to taking occupancy, all move-in monies must be paid in a guaranteed form of payment. Personal checks will not be accepted for move-in monies.
- You will need to be able to formally document income. Paycheck stubs, income tax returns and/or W-2’s should be submitted with your application.
- Our standard lease agreement is the form approved by the Arizona Association of Realtors. We attach a Guardian Realty and Management Lease addendum to the lease that more fully clarifies the rights and responsibilities of all parties. Both our rental application as well as our lease addendum form can be printed off this web site.
- We will attempt to process your application as quickly as possible. Please be cautioned that our ability to process your application is largely determined by how completely the application is filled out, how promptly pay information is provided and how quickly your current and past landlords are able to respond to us. You should expect that it will take us between 24 and 48 hours to process your application.
- Please be sure to sign your application, your signature authorizes us to verify the information you have provided.
